Deliberate "mistake": The top of the Tipton Hotel is animated. You can tell because in the opening of any episode showing the top of the hotel, there should be 3 visible peaks. You can see 2 peaks and if you look where the middle peak should be, you can see through the top of the hotel to the sky on the other side.

Visible crew/equipment: Sometimes when they're at the pool and someone has sunglasses on, you can see the reflection of a studio light.
Hotel Inspector (season 1, episode 4)
Visible crew/equipment: In the episode "Hotel Inspector", when the man with glasses comes in, you can see light on his glasses that looks like a studio light.
Continuity: Zack and Cody's mom takes away the rats to Zack and Cody's bedroom. She goes behind the sofa, but in the next shot of the door, she's not to be seen anymore.

Continuity: Season 1, episode 19 'Ghost of 613': When London finds her gold purse in suite 613, she places it on her left arm just as the noise at the door scares her, but when Cody tries to jump into her arms the purse is on her left arm.

Continuity: Season 1, episode 21 'Christmas at the Tipton': When Arwin leaves to fire up "Old Betsy", he trips over the couch and when he breaks the table its broken pieces differ between shots.

Continuity: Season 1, episode 22, 'Kisses and Basketball': The twins' mom is sitting in the back and she has her hands down. When Arwin says "Let's kick some" it cuts to their mom and she has her hand on her neck, it then cuts back to the basketball team and she has her hands down by her lap again.
Crushed (season 1, episode 24)
Visible crew/equipment: Season 1, episode 24 'Crushed': When Esteban holds the tray with the dogs' food, the studio's numerous overhead set lights are reflected on the surface of the large, silver, dome lid.
Commercial Breaks (season 1, episode 25)
Continuity: In the episode "Commerical Break," they start to film the commerical for the first time without London and with Mr. Mosby. London gets upset and sits down on a couch where they are shooting the commerical. She and the couch leave the shot for a second, and London is gone when they show the couch again.
Boston Holiday (season 1, episode 26)
Continuity: In "Boston Holiday", Zack is talking to Mr. Moseby in the hallway. In a wide shot, behind Zack, you can see that the elevator door is closed. But when it cuts to a close-up, the door is suddenly open. There wasn't enough time between shots for the door to open.
French 101 (season 2, episode 2)
Continuity: In their attempt to make Esteban feel better, when London stands at the doorway shouting at Maddie outside, the colorful shopping bags on London's arm change their order in the close-up.
Free Tippy (season 2, episode 5)
Continuity: When Carey hands Cody and Zack the pet rocks, her handbag goes from her shoulder to her arm, back up to her shoulder between shots.
Moseby's Big Brother (season 2, episode 8)
Revealing: This is very obvious. When Zack comes back with the bike and gives it to Cody, and it breaks apart, you can definitely see at one point the string/wire that holds it together.
Books & Birdhouses (season 2, episode 9)
Other: When London is reading her book to the little children, the small girl wearing pink with a ribbon in her hair is miming what London is saying, just before London actually says it.
Plot hole: The whole episode is based on false facts. Cody was getting an A in woodwork and Zack was failing in all his classes the previous year at school (according to their report cards in Ep "Smarter and Smarter"). So Cody knows a lot more about woodwork than Zack and should be able to make a clock, never mind a birdhouse, and Zack should not be able to make a clock.
Continuity: In 2-35, "Book and Birdhouses," in the scene where they are having the finals, the desk placements change around every so often.
Twins At The Tipton (season 2, episode 11)
Continuity: When Zack trips on the slick floor, his red backpack ends up behind Cody, but in shots facing the kitchen the backpack is across the room, near the kitchen cart.
Continuity: When one of the older twins in the wheelchair throws the apple and his twin catches it, we see that nobody is standing on the stairs in front of the main entrance. Though in the previous and following shots Moseby is actually standing on the second step.
Neither a Borrower Nor a Speller Bee (season 2, episode 12)
Continuity: When Maddie is painting the apartment, London is reading the article about Porsche's charity work, and the actual newspaper changes between shots.
Bowling (season 2, episode 13)
Revealing: When Arwin gets both the seven and the ten bowling pins causing Team Tipton to win, if you look very closely at the close up of when he hits them, you can see that someone is controlling the pin with something to make it hit the other one, because right before he hits it, you can see the pin jerk a little before anything touches it. Pretty obvious.
The Suite Smell of Excess (season 2, episode 15)
Revealing: When Arwin tries to use the P.U., when the door is closed, you can plainly see a reflection of Cole Sprouse waiting offstage.
Going for the Gold (season 2, episode 16)
Revealing: In the scene where Arwin admits he cheated on one of Arwin's lines, the guy behind Mom (the guy with the clipboard) silently mouths along with that line.
Boston Tea Party (season 2, episode 17)
Continuity: Right at the start, when Zack is hanging on the tree branch, the long sneaker laces are in front of Cody's shoulder, but when Zack falls, they're gone, though the sneakers have not moved.
What the Hey (season 2, episode 21)
Audio problem: When Cody orders the Number 8, someone says, "We got a Number 8". But no one's mouth moves.
Loosely Ballroom (season 2, episode 25)
Revealing: At the end of the episode, when Moseby and the rest do the dance number, London falls from the stairs onto the floor at the bottom, near the candy counter, when she hits it, you can see the corner of the blue crash mat come up.
Birdman of Boston (season 2, episode 28)
Visible crew/equipment: When Cody and Zack walk into London's suite and find Moseby there, crewmembers are reflected on the glass door behind Cody. First in the wideshot, when Moseby explains the plan to capture the bird and then in Cody's close-up.
Visible crew/equipment: In London's suite, when Arwin opens the door to the porch where the hawk is nesting, the reflection of a crewmember wearing a white shirt is visible on the door's glass panes.
Nurse Zack (season 2, episode 29)
Visible crew/equipment: After Patrick dumps the cake on Moseby, he wipes some away from his eyes. At the start of the next shot, when a crewmember's finger moves across the bottom of the screen it cues Patrick, who makes eye contact with the finger, to exclaim his line, "You did this on purpose!"

Continuity: After eavesdropping on Bud and Lou, when the 'hitmen' open the door, the things on the tray Bud is holding keep moving around between shots.

Deliberate "mistake": In the scene where London and Maddie fight and fall off the the saloon balcony, you can see that they are stunt doubles.
Revealing: When Maddie and London are pulled off the cart by the horse, you can tell they use dummies. Look at the way their bodies move.
Revealing: In the scene where Maddie and London come out of the saloon scratching and clawing, you can see that they're played by stunt doubles; the stunt double playing Maddie doesn't have any bangs, whereas Maddie has bangs.
The Arwin That Came To Dinner (season 3, episode 8)
Revealing: In Season 3, "The Arwin That Came To Dinner," in the scene where Arwin is licking his plate clean (that supposedly had food on it), notice that when he does this you can hear that high pitched waxy sound. Oddly enough, if you get a clean plate straight from the dishwasher and rub skin against it, you can hear that same sound. Meaning that there was never any food on it.
First Day of High School (season 3, episode 10)
Continuity: In Season 3, "First Day of High School," when the principle is telling London that she cannot build her lounge, the position of her hands change from being on her hips to being in the air.
Foiled Again (season 3, episode 17)
Visible crew/equipment: At Foiled Again, when Chef Pablo shows the female and Moesby the greatest food, you can see the studio light and camera reflecting off the domes.
