Continuity: In episode 1x04 "Hotel Inspector," Zack and Cody's mom takes away the rats to Zack and Cody's bedroom. She goes behind the sofa, but in the next shot of the door, she's not to be seen anymore.

Continuity: In episode 1.10 "Cody Goes to Camp", when London and Mr. Moseby crash through the wall with a car, there's a white betong-block on top of the car, but a few shots later, it's turned itself around a little bit more to the middle. (Time)

Deliberate "mistake": The top of the Tipton Hotel is animated. You can tell because in the opening of any episode showing the top of the hotel, there should be 3 visible peaks. You can see 2 peaks and if you look where the middle peak should be, you can see through the top of the hotel to the sky on the other side.

Visible crew/equipment: Episode 1x12 - "It's a Mad, Mad, Mad Hotel": When Arwin tells about his super strange glue, there's a studio light reflected in his glasses.

Revealing: In episode 1.08 "A prom story", when the mime leans on Mr. Moseby, Moseby goes away and the mime is leaning on nothing - but you can see a string that he's hanging on. (Time)

Visible crew/equipment: Episode 1x09 "Band in Boston", at the beginning, you can see studio lights reflected on Zack's guitar during the song "Schools Out". (Time)

Continuity: In the episode "Maddie Checks In," when Zack and Cody's mom sing the song, right before Cody comes in, Maddie has an orange dress on and not the pink one she wore before. But in the next shot she has on the pink one again.

Continuity: In the episode "Hotel Hangout," when the kids are at the pool, Cody/Zack has a red drink in his hand, but a few shot later it's gone.

Continuity: In "Boston Holiday", Zack is talking to Mr. Moseby in the hallway. In a wide shot, behind Zack, you can see that the elevator door is closed. But when it cuts to a close-up, the door is suddenly open. There wasn't enough time between shots for the door to open.

Revealing: The flags on Tipton hotel you see almost every episode never move; they're animated.

Visible crew/equipment: At the beginning of the episode 1:05 "Grounded on the 23rd Floor", when the big guy is falling over Mr. Moseby, you can see studio lights in his eyes when he yells "mamma". (Time)

Visible crew/equipment: In the episode "Hotel Inspector," when London comes to tell Maddie about something, she says, "Dogs playing poker," and you can see studio lights on her sunglasses.

Visible crew/equipment: In the episode 1.09 "Band in Boston", Arwin comes in with his "Saxoblower." He puts on sunglasses and you can easily see studio lights reflected in them. (Time)

Visible crew/equipment: Episode 1x06 "The Prince and the Plunger", Zack and Cody go to Arwin the first time and get donuts, but when Arwin says it's going to be a steak next time you can see the studio lights reflected in his glasses. (Time)

Continuity: In episode 1x09 "Band in Boston", Zack puts Cody's whistle in their mate's pudding, but when Cody says "You got pudding on my whistle" and the mate says, "And you got whistle on my pudding," the whistle has disappeared. (Time)

Continuity: In 2-35, "Book and Birdhouses," in the scene where they are having the finals, the desk placements change around every so often.
